I spoke with Gary Vice of Vice Appraisal regarding a 55 acre parcel of potential vineyard property you are considering putting on the market. My letter concerns the water potential on that property, which is located approximately 1 mile east of Los Amigos Road on Milk Barn Lane, formerly known as Rieman Lane, just north of Windsor.
We have drilled a number of domestic wells in that area bordered by Old Redwood Hwy on the west, Limerick Lane on the north, Hillview Road on the east and Arata Lane on the south and have had excellent results. We have also drilled at least three irrigation wells in that vicinity, two for Balverne Vineyards on Hillview Lane and one near the comer of Old Redwood Hwy and Arata Lane. They were 10″ and 12″ wells, ranging in depth from 340′ to 804′ and produced in a range from 325 gprn to 730 gpm.
The only way to be certain oof water production on this particular parcel would be to drill, case, and complete a well and test pump it for capacity. A geologist study could also be done that would give you a better idea of potential water production, but could not give you actual flow rates.
Drip irrigation on vineyards requires a range of 10-20 gpm per acre of planted vineyard, depending on soils, plant spacing and row spacing. Normally, irrigation wouId be divided into a number of zones so that you would not be irrigating the whole vineyard at once, therefore, a well that produced 200+ gprn would certainly be adequate.
Based on the above infomation, it seems very probable that adequate water could be developed to support a vineyard. if you have any questions, feel free to give me a call. And, certainly, we would appreciate an opportunity to bid on the well project when you get to that phase.
